To prepare this house for marketing our professional photographer provided stunning photos, the floor plan was produced to current RICS standards, the Energy Performance Certificate was produced. Our glossy 8 page colour brochure was approved and ordered.

 

A 3D Tour was used to allow buyers to enjoy a virtual viewing in the comfort of their own homes. These tours also allow motivated buyers to get more excited so they book a viewing, whilst those less interested can eliminate a property without unnecessarily visiting a property, which reduces the Covid-19 risk for the owner and the viewers. The house was launched for sale on a very rainy day, the buyers viewed in a thunderstorm and a sale was agreed at the asking price six hours later so we did a ‘Deal in a Day’.

Glossy brochures are important, we give clients the very best, but sometimes we sell homes before they arrive, like this home sold in six hours at the asking price.

The buyer often gets the chance to personalise their home by choosing fittings from a range offered by the builder. This can give the homeowner their dream kitchen and save the builder the difficult task of specifying the home to match the fashions of the market.

 

Buyers might make a saving in stamp duty land tax (SDLT) if they buy the land and then enter into a separate ‘build contract’ as SDLT may only be payable on the land price.

 

The Land Office does not offer tax advice so professional advice would be needed from an Accountant before entering into any off-plan purchase.

The builder benefits from selling off-plan because they can de-risk the new build project earlier, which gives them and their bank peace of mind so a builder might get finance to buy their next site sooner. This can give an extra tranche of profit each year if they get the timing right.

 

If a new home is built for the owner with stage payments (payments made as each stage of construction is reached) then the finance costs are reduced, which gives the builder a saving that he may share by discounting the new home.

 

Some builders prefer to present their finished product as a beautiful show home so it can be fully appreciated, so not all new homes will be available off-plan.

Greenlawns Garage is a good example of a successful site being acquired for clients.

 

This site had an outline consent for residential development when it was introduced to a client of The Land Office to participate in a limited ‘invitation only’ sale by informal tender.

 

The site went on to become Green Lawns Close, a fashionable scheme of town houses on four floors, after much careful consideration by the developers.

 

It is generally accepted that most developers will retain The Land Office to acquire good land with or without planning. This means the landowner doesn’t pay The Land Office a fee as this is paid by the purchaser.
